Business Overview

Patton Property Management began in 2003 when an agent in another company was unhappy where she worked and approached Pat to see if he would open an office so she could work there – and the rest is history.  Pat had served six years as the Executive Director of the New Braunfels/Canyon Lake Association of REALTOR(S) and his exttensive REALTOR(R) contacts facilitated rapid growth for the company.  

Pat's business model leaned heavily on the REALTOR® networks in New Braunfels, Seguin and San Antonio.  This was not the norm in local property management when we started business, but our success set a new trend.  About 80% of all our new business came through REALTOR® referrals in early years, a strong demonstration of confidence of fellow professionals.  

About 500 REALTORS® can access the local Multiple Listing Service (MLS) and thousands more can reach us through the San Antonio MLS.  The MLS listings are automatically uploaded to numerous real estate sites on the Internet.  This outreach is so extensive we often do not know how the prospectice renter found our properties.  

We pay high referral fees to agents who lease our properties and we make our listings as easily accessible as possible.  The agent-friendly approach and emphasis on electronic "advertising" has also contributed to a winning strategy for rapid growth. 

Our business philosophy is highly service-oriented to owners and renters.  We screen renters carefully.  If we choose good renters and keep these tenants satisfied our owners’ occupancy rates will be higher and tenant turnover will be lower. 

Our screening of prospective renters includes credit reports and we check for criminal history, and registered sex offender records.  We also confirm employment and income levels with employers and contact the applicant’s previous landlords to see what kind of renter the applicant has been in other properties.
